While I do not require brand-new systems, I do look for equipment that has been well-serviced. Maintenance history and system age matter. I account for future equipment upgrades or replacement costs upfront in my valuation rather than using them as a renegotiation tool during due diligence.

Efficient operations

The best facilities are those that function reliably with minimal daily intervention. If your operation is set up for success and has potential for further optimization, that is a strong positive signal.

Real estate control

Whether you own the land or have a long-term lease with renewal options, having control of the property is a vital component of the business value.
If your facility doesn’t check every box, reach out anyway. Context matters, and many situations are more workable than they appear on paper.

Do you need a broker?

No. Selling directly to a private buyer saves you the broker commission, which can be significant. You keep more of the proceeds and keep the process private.

Equipment age is just one factor in the valuation. We will account for it transparently in the offer.

That is more common than you’d think. If you have bank statements, utility bills, and a general sense of the revenue history, we can work from there. I will tell you early on what I need to get comfortable putting a number together.
