A facility’s value is tied to its accessibility, frontage, and proximity to residential or commercial density. I look for sites that are easy to access for customers and well-positioned within their local market.

Site condition and security

While I do not require brand-new construction, I do look for facilities that have been well-maintained. Fencing, gate systems, lighting, and unit condition matter. I account for future capital expenditure needs upfront in my valuation rather than using them as a renegotiation tool during due diligence

Operational potential

Whether the facility is fully managed or run on a semi-absentee basis, I look for systems that are in place and working. If your facility has potential for expansion, rent optimization, or improved marketing, that is a strong positive signal.

Land and lease control

Whether you own the land or have a long-term ground lease with renewal options, having control of the property is a vital component of the business value.
